What We Do on Your Roof

Some jobs are small, like a few slipped tiles or a drip over the kitchen, and others mean a new roof from the deck up. We handle roof repair, roof leak repair and roof replacement, plus roof inspections, gutters, storm damage repair and hail damage repair. Our crews work on tile roofing, asphalt shingle roofing and flat roofing, and we take on commercial roofing for smaller buildings. Each service page covers how that job runs and what affects its cost.

How a Roofing Job Runs

Here is what happens from your first call to the day the inspector signs off.

  1. 1

A phone talk, then a free inspection

Describe the stain, drip or worry that prompted the call, and we pick a visit day that suits your week. On site we look over the roof surface, flashing and gutters, and the attic too if there's access. You get photos of everything we noted.

  2. 2

    Your written estimate

We sit down with you and go through it line by line, including what code requires on your roof and why. Take your time deciding. There's no pressure to sign that day.

  3. 3

    Paperwork and scheduling

Once you say yes, we file with the building department and book your start date. We let you know which day the crew arrives and where the dumpster or trailer will go.

  4. 4

    The work and the inspections

We cover plants and protect the driveway, then tear off, repair decking and dry in the roof. The city inspector checks the work at the required stages, and we're there to meet them.

  5. 5

    Cleanup and final sign-off

Before the crew leaves, we run a magnet over the lawn and driveway to catch stray nails, load out the old roofing and go over the finished roof with you. You get a copy of the signed-off inspection record to keep with your home papers and show at any future sale.

What Sets Our Roofing Apart

Your roof is one of the few parts of your house a city inspector checks. You deserve to know what that inspector is looking for and why it affects you.

The permit is on us
Every full reroof needs city approval, and we file it under our name. No waiting at the permit counter and no wondering if it got done. We let you know which inspections are coming and about when.
Plain talk about code
There are rules for underlayment, drip edge, flashing, ventilation and how many layers a roof can hold. We go over the ones that apply to your home so the estimate makes sense before you sign.
Every item listed in writing
The free written estimate breaks out tear-off, decking repair, underlayment, flashing, ventilation and the roofing as separate lines. If rotted plywood turns up once the old roof is off, you see a photo and the price before we replace it.
A repair when that's all it takes
Lots of roofs need nothing more than a few cracked tiles reset or one flashing detail rebuilt. If that's your roof, that's our quote. We only suggest replacement when underlayment or decking is failing roof-wide.
English or Spanish, your choice
Se Habla Español. From the first visit through final inspection, your family can discuss the job in the language that feels easiest.

A Local Roofer That Explains the Rules

We're a Los Alamitos roofing company that treats city approval as part of the job, not an extra. A roof that skipped inspection can turn into a real headache years later, during a sale or an insurance claim. So the paperwork goes into every reroof we quote, and we explain what it covers before you ever sign.

Our crew handles tile, shingle and flat roofs on homes across the area, plus gutters and repairs of every size. We also work directly with your insurance claim when wind or a falling branch causes damage. We show you the damage, document it and talk with the adjuster about the roof, while the coverage decision stays with your insurance company.

What Goes Into Your Roof Price

Every roof we price is based on what we actually see on it, not a rate per house. Below are the items that move the number most. Each one shows up as its own line on your estimate, so you can follow where the money goes.

Estimates are free and written after we've been on your roof, not guessed over the phone. Financing available through Service Finance Company, subject to credit approval.

Roof size and pitch
Bigger roofs need more material and labor. Steeper slopes take extra safety setup and slow the crew down.
Material choice
Concrete or clay tile, asphalt shingle and flat roof systems all differ in material cost and install time. On tile roofs we can often reuse sound tiles and replace only the underlayment beneath them, which can change the price a lot.
What's under the old roof
Many homes in the area date from the 1950s and 1960s, and older roofs sometimes hide soft plywood or sagging sheathing. We can't always see that until tear-off, so we price decking repair per sheet and show you photos before doing it.
Layers to remove
California code limits how many layers of roofing a home can carry. If a past roofer laid shingles over shingles, both layers usually have to come off, which adds labor and disposal.
Flashing, vents and details
Chimneys, skylights, valleys and wall joints need new flashing, and the attic may need more ventilation to meet code. These details are small on paper and make a big difference in whether the roof leaks.
Permit and inspection fees
The city sets these fees, not us. We list them on your estimate as their own line so nothing is tucked inside the roofing price.

What Homeowners Want to Know

Is a permit required to replace my roof?

Usually. In California a complete reroof typically needs city approval and one or more inspections, though many small repairs don't. We tell you where your job fits and file the paperwork ourselves when one is required.

How can I tell if I need a repair or a new roof?

We check the underlayment and decking, not only the top layer. Loose flashing or a handful of broken tiles can be fixed. If the underlayment is brittle over most of the roof or the decking is soft in many spots, a patch won't hold, and we'll show you why.

What will my roof cost?

That depends on size, pitch, material, the number of layers to remove and what's underneath. Phone quotes would only be guesses, so we skip them. After a free inspection, you receive a written estimate with every item broken out.

Can you help me with an insurance claim?

Yes. We work directly with your insurance claim, photographing the damage, writing the repair scope and meeting the adjuster if you want. Coverage is up to your insurer, and if the damage looks like ordinary wear, we'll tell you honestly.

Is there a warranty on a new roof?

Qualifying roofs can carry a manufacturer limited warranty. We explain which components are needed to qualify and add them to your estimate if you'd like that coverage.

Do you offer financing?

Financing available through Service Finance Company, subject to credit approval. We can cover the basics by phone and again when we review your estimate.

How long will a roof replacement take, and can I stay home?

Tear-off and dry-in usually take a few days on most homes, and inspection timing adds a bit to the overall schedule. You're free to stay home throughout. Tear-off is loud, and we'll ask you to keep cars off the driveway.

Find Out What Your Roof Needs
