Commercial Roof Repair and Reroofing in Los Alamitos

From strip centers to apartment buildings, we fix and replace roofs on smaller commercial properties. The permit is ours to pull, the work follows California code, and your tenants and customers hear from us along the way, so the job passes inspection while your business keeps running.

Roofing for Buildings That Can't Shut Down

Low-slope roofs are the norm on local commercial buildings: TPO, modified bitumen, or older gravel-covered built-up systems. Their weak points are easy to predict. Seams separate, flashing peels off parapet walls, and rain collects near drains and HVAC curbs until it gets inside.

Our license is CSLB 1092407 (C-39), and on commercial work the paperwork carries the most weight. Reroofing a business typically requires a permit, and for low-slope commercial roofs California's energy code frequently adds cool roof and insulation rules. We figure out what your building must meet before we put a number on it, so the inspector's checklist is already built into the estimate.

Plenty of mixed-use and apartment buildings also have a sloped shingle section. We take care of that part as well.

The commercial work we take on

Repairs on low-slope roofs
Open seams, blisters and punctures get patched, and flashing at walls, pipes and equipment curbs gets resealed. We use material that matches your existing membrane so the repair bonds and holds.
Complete reroofs
If the membrane can't be saved, we strip down to solid deck, swap out damaged insulation or wood and put on a new system. If a repair would still work, we say so.
Fixing how water drains
Standing water wears out a flat roof early. We clean out and reset drains and scuppers, and tapered insulation can be added to push water off the surface.
Permits and code requirements
We file with the building department, check energy code items such as cool roof reflectance, and book the inspections. Each requirement comes with a plain explanation, not just an invoice line.
Edge metal and gutters
New edge flashing, gutters and downspouts round out the job. See our Gutters page for more on that work.

When a commercial roof is asking for help

  • Puddles still there two days after rain

Lasting ponds point to low areas or clogged drains. The membrane under them ages faster, and nearby seams begin to fail.

  • Ceiling tiles with water marks

Tenants often spot brown rings in drop ceilings first. The actual leak can be several feet from where the stain appears.

  • Blistered or cracked membrane

Years of sun and salt air wear roofing down. Once it cracks or bubbles, water can get into the insulation.

  • Flashing lifting at parapets and curbs

At walls and AC units, sealant dries and metal pulls up. These spots cause more leaks than anywhere else we look.

  • Layer after layer of patches

After many repairs, a full look at the roof can save money. A free roof inspection tells you clearly which way to go.

What sets the price of a commercial roof

No two buildings are alike, so we price yours only after getting on the roof. Each item on your estimate gets its own line. Financing is available through Service Finance Company, subject to credit approval.

Size and number of layers

Square footage sets material and labor. Two old layers take longer to strip than a single one.

Deck and insulation condition

Soft decking and wet insulation have to be replaced before new membrane goes down. You see photos before that work is added.

Membrane choice and code rules

TPO, modified bitumen and coatings vary in price. Energy code cool roof and insulation rules can also change which system your building needs.

Equipment on the roof and access

Every HVAC unit, vent and skylight needs flashing. Tall buildings or tight access add lifting and safety work.

How a commercial job runs

  1. 1

    Walk the roof together

We inspect the membrane, drains, flashing and deck from the roof and inside the building. You get photos of what we found and what it means.

  2. 2

Written estimate with the code items listed

Your free written estimate breaks out materials, labor, city fees and any energy code requirements. No guessing about what the inspector will ask for.

  3. 3

    Plan around your business

We set work days and hours with you and give tenants notice. Noisy tear-off and hot work can be scheduled for quieter times when the job allows.

  4. 4

    Install and inspect

We dry-in each section the same day it is opened. The city inspector signs off on the finished roof, and we clean up debris and fasteners before we leave.

Questions from building owners

Does reroofing my building require a permit?

Usually. A complete commercial reroof nearly always does, and plenty of bigger repairs do as well. Filing with the city and booking the inspection are part of our job.

What's a cool roof, and is one required for my building?

It's a light-colored, reflective roof surface that keeps the building from soaking up heat. California's energy code calls for one on many low-slope commercial reroofs. We find out what your building must meet and explain it before you sign.

Will my business have to close during the work?

Normally no. We set work days with you, protect the entrances and keep debris clear of customers and parking. Sections that need quiet hours get scheduled around them.

Do you help with insurance claims on commercial roofs?

Yes, we work directly with your insurance claim. We record the damage in photos and measurements and walk the adjuster through what we found. Coverage is your insurer's decision.

Will you take on an apartment building?

Yes. Apartment roofs often mix flat and sloped areas, and we work on both. You can read about each on our Flat Roofing and Asphalt Shingle Roofing pages.

Have us check your building's roof

We'll go over the roof with you, explain what code calls for and put a written estimate in your hands. We work in Los Alamitos and neighboring towns such as Cypress, Seal Beach and Garden Grove.
