Roof Inspections in Los Alamitos, With Findings You Can Actually Read

We check your roof from the ridge down to the attic, photograph what we find and explain it in everyday words. You learn what is sound, what needs attention and whether past work meets code, before you spend a dollar on repairs.

What You Get From a Roof Inspection

An inspection is a careful check of each part of the roof that keeps water out: the roofing, the flashing, the vents, the edges and, when we can get to it, the attic beneath. You come away with photos, a straight estimate of how much life is left and a free written estimate if anything needs work.

It makes sense before buying or selling a home, after strong wind, as a roof gets older, or any time you want to know where things stand before setting a budget. Older roofs tend to hold patches and overlays left by earlier owners, and an inspection shows what is really there.

We also check the roof with a city building inspector's eye. If past work has too many layers, is missing flashing code requires or looks like it skipped city sign-off, we say so plainly so a later repair or sale doesn't get held up. We are a licensed roofing contractor, CSLB 1092407 (C-39), and reroof permits and inspections are part of our everyday work.

What We Check on Your Roof

The roof covering
On shingle roofs we look for granule loss, cracked tabs and shingles that have lifted or lost their seal. On tile we look for cracked, slipped and broken pieces. On flat sections we check for blisters, split seams and spots where water sits after rain.
Flashing and roof openings
Most leaks start where the roof meets something else: chimneys, skylights, vent pipes and side walls. We check the metal flashing and sealant at each one, because a small gap here can rot decking long before you see a stain.
Attic, decking and ventilation
Up under the roof, we hunt for pinholes of light, brown rings on the wood, matted or wet insulation and decking that gives when pressed. We also compare the fresh air coming in at the eaves with the warm air leaving near the ridge. An attic that cannot breathe bakes your shingles from the underside and shortens their life.
Gutters and drainage
We note clogged or sagging gutters, loose downspouts and fascia damage. If drainage is part of the problem, we explain what our gutters service would involve.
Code notes for your next reroof
We count roofing layers, check for drip edge and proper underlayment, and flag anything that would need to change under current code when the roof is redone. That includes California's Title 24 energy rules, which can affect material choices on low-slope roofs.

When to Have Your Roof Inspected

  • The roof has some years on it

Years of sun wear asphalt shingles down bit by bit. On tile, the underlayment under the tile tends to fail long before the tile does, and that can't be seen from the yard.

  • Marks on a ceiling or attic wood

A brown ring or damp insulation tells you water found a way in. An inspection tracks down where it entered, which is often several feet from the stain.

  • Grit collecting in the gutters

Sandy granules building up in gutters or at downspout outlets mean the shingles are shedding their protective coating.

  • A windy stretch just passed

Santa Ana winds can raise shingle edges and move tiles without leaving clear signs. A quick check afterward finds loose pieces before winter rain does.

  • A sale, purchase or refinance is coming

A clear report lets you plan repairs, answer buyers' questions and avoid late surprises in escrow.

  • The roof's past is a mystery

If a prior owner left you patches, a second layer or an unexplained repair, we can tell you what it is and whether it will last.

What Sets the Price If We Find Work to Do

You pay nothing for the inspection. If something needs fixing, a few things decide the price, and we show them to you on the roof and put them in writing. Financing is available through Service Finance Company, subject to credit approval.

What your roof is made of

Each roof type uses different supplies and moves at a different pace. Tile has to be handled one piece at a time, and flat sections mean seam work on the membrane. Reusing good tile, for one, costs differently than replacing it.

Size, slope and how we reach it

Steep or multi-level roofs need more time and safety setup than a plain, low-pitch roof.

Hidden layers below

Soft or rotted decking only turns up when the old roofing comes off. We explain ahead of time how any decking replacement is priced, so it won't be a surprise.

City permits and code updates

Bigger repairs and reroofs go through the city, and today's code may call for things an older roof lacks, such as drip edge or more ventilation. Those go on the estimate.

What to Expect From Your Inspection

  1. 1

A short call to set it up

You phone us, we pick a time that suits you, and we ask a few things about leaks, past repairs and roof age. It is free, with no obligation.

  2. 2

    Up on the roof

We walk the roof where it is safe. On tile we only step where the tile has support so nothing cracks, and for areas we shouldn't stand on we use a ladder and close-up photos.

  3. 3

    Inside the attic

If you agree, we look in the attic for leaks, damaged decking and airflow. Hidden trouble usually shows itself here first.

  4. 4

    Going over what we found

We review the photos with you and put each finding in one of three groups: fine for now, worth watching or needs work now. If a repair makes sense, you get a free written estimate with any code items on their own lines.

Questions About Our Roof Inspections

Does the inspection cost anything?

No. The inspection is free, and you don't have to hire us after it. The findings are yours to keep.

Does someone have to be home?

We can look over the outside while you're away, but it goes better with you there. We can check the attic and show you the photos face to face while your questions are still on your mind.

Can you see if earlier roof work met code?

We can pick out the usual clues of work done without city approval, like extra layers, missing flashing or materials that don't meet code. The city building department holds the permit records for a firm answer, and we can tell you what to request.

Is the inspection useful for an insurance claim?

When we find storm or wind damage, our photos and notes give you a solid record, and we work directly with your insurance claim. Your adjuster makes the coverage decision, but you will know exactly what is on your roof when you talk with them.

What happens if my roof needs to be replaced?

We tell you directly and show you the reasons, and we also let you know if a repair could give you a few more good years. If a new roof is the better choice, we can go over your options by phone or on our roof replacement page.
