Roof Replacement in Los Alamitos, Built to Code
When a roof is past patching, we replace it from the deck up. We pull the permit, build to the current code, schedule the inspections and walk you through each step in plain words, so the new roof on your home is one you never have to second-guess.

When a New Roof Is the Right Call
A replacement makes sense when repairs are chasing the same problems year after year, when the shingles or underlayment have simply worn out, or when damage covers too much of the roof to fix cleanly. If a repair will honestly buy you good years, we say so and point you to our roof repair service instead.
Many homes around Los Alamitos, Rossmoor and Cypress were built decades ago, and a lot of them carry a second layer of shingles or old patchwork over the original deck. A replacement is the chance to strip all of that off, fix what is underneath and start over with a roof that meets today's code.
We are a licensed roofing contractor, CSLB 1092407 (C-39). That license is what lets us pull the building permit in our own name and answer to the inspector for the work.
What Your Roof Replacement Includes
- Complete strip-off
- Every layer comes off, old felt and fasteners too, until the sheathing is bare and we can judge it. Laying new shingles over old ones hides rot and loads extra weight onto the framing, so we advise against it.
- Deck repair and re-nailing
- Soft or delaminated plywood gets replaced. Older homes with spaced board sheathing may need solid decking added before a shingle roof can go on, and we show you photos before that work is priced.
- New underlayment, flashing and drip edge
- We install new underlayment, drip edge at the eaves and rakes, and fresh flashing at walls, chimneys and pipes. Reusing tired flashing is one of the most common reasons a new roof leaks.
- Owens Corning shingle systems
- We are an Owens Corning Preferred Contractor, so we install their shingles with the matching starter strips, underlayment and ridge caps as one system. If you are weighing materials, our pages on asphalt shingle roofing and tile roofing go deeper.
- Ventilation checked and corrected
- We look at intake and exhaust vents and bring attic ventilation in line with code. Good airflow keeps your attic cooler and helps the new roof age the way it should.
- Permit, inspections and cleanup
- We set up the inspection visits with the city and are on site for them. Each evening we haul the debris away and roll a magnet over lawns, planting beds and the driveway to pick up loose nails.
Signs Your Roof Is Ready to Be Replaced
Curling, cracked or bald shingles
When the granules are gone and the edges lift, the shingles no longer shed water well. Years of strong sun speed this up on south and west slopes.
Leaks in more than one place
One leak is usually a repair. Several leaks in different rooms usually mean the underlayment has failed across the roof.
A sagging or spongy roofline
A dip between rafters or a soft feel underfoot points to a wet or rotted deck. That needs to be opened up and fixed, not covered over.
Two layers already on the roof
If your home already has a roof over a roof, another round of patching gets harder each time. A full tear-off is usually the cleaner, longer-lasting answer.
Repairs piling up
When you are paying for a fix every rainy season, the money is often better spent on a roof that ends the cycle.
How a Replacement Job Runs
- 1
Free inspection and written estimate
We get on the roof, go into the attic where we can, and take photos. You get a free written estimate that lists the tear-off, decking allowance, materials and city fees as separate lines.
- 2
Permit and code check
We file the paperwork with the city and confirm what the current code asks of your roof, including ventilation and any energy code requirements that apply to reroofing. We explain anything that affects your choices or price.
- 3
Tear-off and deck inspection
We protect shrubs, windows and the driveway, then strip the old roof. Once the deck is exposed, we photograph any damage and talk with you before replacing boards.
- 4
New roof installed
Underlayment, flashing, vents and shingles go on in order. Most homes are finished in a few days, weather allowing, and we keep the roof covered at the end of every work day.
- 5
Final inspection and walk-through
The city inspector signs off on the finished work, and we walk the roof and yard with you so you know exactly what was done.

What Moves the Price of a New Roof
We put a price on a roof only after we have measured it and seen its condition, so we won't guess at a number over the phone. Your free written estimate breaks out each of these factors on its own line, and nothing gets added later that you weren't told about.
- Roof size and pitch
- A bigger roof takes more shingles, more underlayment and more crew hours. On a steep slope we rig harnesses and roof jacks, and every task moves slower.
- Layers coming off
- Removing two layers costs more than one, in labor and in disposal fees.
- Decking condition
- Rotted plywood or spaced sheathing that needs solid boards is the biggest unknown until tear-off. We list a per-sheet price up front so you know the cost if it is needed.
- Material choice
- Architectural shingles, tile and low-slope systems differ in cost and lifespan. We compare them side by side for your home.
- Code upgrades
- Added ventilation, new drip edge or energy code items can add to the job. We point them out in the estimate instead of surprising you mid-project.
Roof Replacement Questions
Something not covered here? (562) 379-3378
Do I really need a permit to replace my roof?
Yes. A full reroof goes through the city's building department, and the work has to pass inspection before the job is closed out. We file under our license and schedule the inspector, so you do not have to deal with the city yourself.
Can you put new shingles over my old roof?
We rarely recommend it. A roof-over hides deck damage, adds weight and can limit how many layers you are allowed later. A full tear-off lets us fix problems you cannot see from the ground.
Will insurance pay for my new roof?
It depends on what caused the damage and your policy. Wear and age are usually not covered, while sudden storm damage often is. We work directly with your insurance claim by documenting damage and meeting the adjuster, but the coverage decision belongs to your insurer.
Is financing available?
Yes. Financing is available through Service Finance Company, subject to credit approval. We can go over it during your estimate.
Should I plan to stay home while you work?
You don't have to stay put. We'd like a few minutes with you on the first morning, again if the deck turns out to need work, and at the end for the final walk-through. Tear-off is loud, and parking your cars on the street keeps the driveway clear for our trailer.
