Roof Leak Repair in Los Alamitos
Ceiling spots often show up well away from the real opening in your roof. We trace the water to the place it gets into your home, repair that point the right way and tell you in plain words what we changed, so the next storm passes without a bucket.

We repair where the water gets in
Water seldom falls in a straight line. After it gets past a worn vent seal, it can run along framing or the back of drywall and show up far from the entry, even in another room. That's why patching over the stain so often doesn't work. We start in the attic and on the roof, follow the water's path and fix the spot where it got in.
The leaks we find usually come from a few familiar places: tired flashing at walls and chimneys, dried pipe boots, cracked or slipped tiles over old underlayment, and blocked valleys. Here, long dry summers bake those parts, and the first winter storm exposes every weak point together.
As a licensed roofing contractor, CSLB 1092407 (C-39), we fix leaks the way the building code calls for: proper underlayment laps, correct flashing and fasteners in the right places. If a repair gets big enough that the city requires a permit, we let you know first and take care of the paperwork.
What a leak repair with us includes
- Attic and roof tracing
- We look from both sides. Stains on the sheathing, damp insulation and daylight around nails tell us where water is moving before we lift a single shingle or tile.
- Photos of what we found
- You see the cracked boot, the rusted flashing or the torn underlayment for yourself. No guessing about why the repair is needed.
- Flashing and pipe boot work
- We replace failed step flashing, counterflashing and vent boots with new metal and seals, lapped so water sheds over each layer instead of behind it.
- Underlayment and decking repair
- If water has soaked through to the wood, we cut out soft decking, replace it and rebuild the underlayment before the roofing goes back on. On asphalt roofs, we can match components to the existing system where products allow.
- Cleanup and a final check
- We pick up old nails, broken pieces and debris from your yard and gutters, then recheck the repaired area before we leave.
Signs it is time to have a leak looked at
Brown rings on the ceiling
Even a dry stain means water got in at some point. If it grows after each rain, the leak is active.
Damp or flattened attic insulation
Insulation that feels wet or has packed down in one spot is often right below the entry point.
Peeling paint near the roofline
Bubbling paint on fascia or upper walls can mean water is running behind the gutter or under the drip edge.
Cracked or shifted tiles
Tile itself sheds most water, but a gap lets rain reach underlayment that may already be brittle with age.
A musty smell after rain
Moisture trapped in the attic or walls has a smell long before mold becomes visible. It is worth checking early.
What happens on a leak repair
- 1
A quick call
Let us know where the water appears and when. That way we arrive at the first visit with the right materials.
- 2
No-cost inspection and written estimate
We look over the attic and roof, take photos and show you what's causing the leak. A free written estimate lists every part of the repair.
- 3
Repair day
Most leak repairs are done in a few hours. We cover plants and walkways below, take out the damaged material and rebuild each layer to code.
- 4
Final look and what to keep an eye on
You see the finished repair plus photos of the new layers before they were covered. If something else on the roof will need work soon, we mention it plainly, with no pressure.

What changes the price of fixing a leak
Leaks vary, so we price yours once we've seen it. Your written estimate lays out materials and labor, and nothing is added without a conversation with you first. Financing is available through Service Finance Company, subject to credit approval.
- Where the leak starts
- Replacing one pipe boot is quick. Chimney or wall flashing needs more cutting, metalwork and hours.
- Type of roofing
- Tile must be lifted and set back with care, and broken pieces matched. Asphalt shingles are generally faster to open and close up.
- Hidden damage
- Wet decking, rotted fascia or soaked insulation widens the job. We take photos so you can see the reason.
- Repair size and permits
- Small repairs generally don't need a permit. A bigger section with decking replacement might, and that cost goes on the estimate.
Common leak repair questions
Something not covered here? (562) 379-3378
Will a repair do, or do I need a new roof?
Most leaks can be fixed on their own. But if the underlayment is failing across the whole roof, sealing one spot only moves the water elsewhere, and we'll be honest about that. When replacement is the better choice, our roof replacement page explains that job.
Does homeowners insurance pay for roof leaks?
That depends on what caused it and on your policy. Sudden damage from wind or a fallen branch is often covered; gradual wear usually isn't. We work directly with your insurance claim with photos and a written scope, and your adjuster decides coverage.
Is a permit needed for leak repairs in Los Alamitos?
Usually not for small jobs like a new pipe boot or a few tiles. Bigger repairs that replace decking or a large area of roofing may need one. We check before starting and pull it if required.
Why didn't my last patch hold?
Most often it covered the stain rather than the entry point, or sealant was used where flashing should have gone. In our sun, caulk dries and cracks within a season or two. We fix the source with proper flashing and laps.
