Asphalt Shingle Roofing in Los Alamitos

We install and replace asphalt shingle roofs with the permit pulled, the city inspections scheduled and every code detail finished before sign-off. You get a roof that looks sharp, sheds water the way it should and is built to pass inspection.

A shingle roof is only as good as the details under it

Asphalt shingles are the most common roof in Southern California, and for good reason. They weigh far less than tile, cost less to install and come in colors that suit a single-story ranch or a newer two-story. A well-built architectural shingle roof handles long dry summers and the occasional heavy winter rain without fuss.

Most early failures we see have little to do with the shingle itself. They come from short nailing, missing drip edge, old pipe boots that were reused, or wall flashing that was never replaced. Those are the same things an inspector checks, so we build to code from the deck up and explain each step in plain words as we go.

We are a licensed roofing contractor, CSLB 1092407 (C-39). If part of your home has tile or a low-slope section, our tile roofing and flat roofing pages cover that work.

What comes with your new shingle roof

  1. 01

Old roof stripped to bare wood

Old shingles and underlayment come off completely so the sheathing is in plain view. Stripping it clean is the only reliable way to catch soft or delaminated boards.

  2. 02

    Deck repairs where needed

We swap out damaged plywood and lay new panels over older skip sheathing where shingles need solid backing. Before anything is covered, you get photos and the number of sheets.

  3. 03

    Underlayment and drip edge

The full deck gets new synthetic underlayment, and drip edge goes on at eaves and rakes as the residential code calls for.

  4. 04

    Flashing, pipe boots and ventilation

Wall step flashing, pipe boots and valleys are all redone with new material. We also compare your attic ventilation with the shingle maker's requirements, since a hot, airless attic wears shingles out sooner.

  5. 05

    Installed by the manufacturer's instructions

Starter strip, the right nail count in the right spots, and hip and ridge caps that match. Every row follows the maker's published installation steps.

  6. 06

Permit, inspections and a clean yard

The permit is ours to pull, and we meet the inspector and clear any correction notes. A magnet sweep for nails closes every workday, and on the final day your yard and driveway are left clean.

When shingles are due for replacement

  • Gutters full of granules

That gritty coating shields the asphalt from sunlight. When large amounts wash away, shingles dry out and begin to crack.

  • Edges that curl or cup

Corners that lift or centers that sag mean the shingles have gone stiff. Wind slips under them with little effort.

  • Tabs missing or cracked after a windy day

Roof repair can handle a few pieces that blew off. If tabs snap when lifted gently, the roof is close to worn out.

  • Stains by walls or pipes

Often the cause is only tired flashing, and roof leak repair takes care of it. We'll let you know which case you have.

  • An aging three-tab roof

Plenty of three-tab roofs put on in the 1990s and early 2000s are reaching their end. A free roof inspection shows how many years yours has left.

How a shingle roof job runs

  1. 1

    Free estimate at your home

We measure the roof, look in the attic, count the existing layers and check the decking where we can. You get a free written estimate with each item listed.

  2. 2

    Paperwork and color choice

We file the paperwork with the city, help you pick a shingle line and color, and set a start date. You hear from us before the crew arrives.

  3. 3

    Tear-off and deck check

Tarps go over plants and the dumpster is placed where it won't block you in. We replace bad decking and show you what we found.

  4. 4

    Installation

Underlayment, flashing, vents and shingles go on in order. Most single-family roofs take a few working days, weather allowing.

  5. 5

    Final inspection and walk-through

The city inspector signs off, then we walk the job with you and leave you the signed inspection record for your files.

What shapes the cost of a shingle roof

We price from your roof's real measurements, not a per-square-foot estimate. Every item is listed on the written estimate so you can follow the cost. Financing is available through Service Finance Company, subject to credit approval.

Roof size and slope
Each added square of shingles adds cost, and steep roofs require more safety gear and slower work.
Old layers and deck condition
Removing two layers means more labor and hauling. Rotted boards or skip sheathing call for new panels.
Type of shingle
Three-tab, architectural and designer shingles each carry a different price. When energy rules require a cool-rated shingle on your reroof, we include it and tell you why.
Chimneys, valleys and other details
Skylights, chimneys, valleys and spots where the roof meets a wall all need flashing. A plain gable roof is cheaper than one with many angles.
Permit fees and hauling
City fees and dumpster charges each get a separate line, never hidden in another number.

Common questions about shingle roofs

Will replacing my shingles require a permit?

Nearly always. Reroofing in Los Alamitos calls for a building permit and a final inspection. We pull the permit, book the inspections and hold on to the paperwork. That final approval counts if you sell down the road.

Could you lay new shingles on top of the old ones?

Code permits it only in some cases, and we seldom suggest it. A second layer covers up the decking, adds weight and can affect the shingle warranty. When a roof already has two layers, code calls for a full tear-off.

Which is better for me, architectural or three-tab?

Architectural shingles are heavier, stand up better to wind and add dimension to the roof. Three-tab is cheaper at the start. Your estimate shows both side by side.

Does insurance cover a new shingle roof?

It comes down to what caused the damage and what your policy says. We work directly with your insurance claim, give the adjuster our photos and measurements, and explain each step. Coverage is the adjuster's call. See our storm damage repair page for more.

Do I have to move out while you work?

No. Tear-off is noisy, and pets and cars should stay out of the driveway during working hours. Plants get covered and we clean up each evening.
